      General information

      Initially, it was a mining town known as Hangtown. Its names changed several times until it was officially named Placerville in 1854. It was also known as Old Dry Diggins. The place has a gently preserved historic district in the center. There was a gold mining camp here and a railway station. The climate of Placerville is not too hot in comparison with the other cities and towns of Sacramento. The winters are cool and wet, while the summers are dry and hot. There’s no trouble with transportation — two highways lead to Placerville connecting it with the areas of Sierra Nevada foothills.

      About Placerville

      It’s one of the most charming towns established in the times of the gold rush. Golf was found in the hills and in the river beds. Unfortunately, everything connected with the gold mining in significant amounts results in criminal events. Fortunately, justice was restored long ago, and, at present, Placerville is among the safest place in Sacramento, California. The place neighbors with the Capital of Sacramento and El Dorado City with its magnificent Lake Tahoe. There are attractions and places of interest obligatory for visiting.

      Short Facts

      • 1848 was fateful for the place that was later called Placerville — James W. Marshall, American carpenter and sawmill operator discovered gold deposits;
      • In the period of the gold rush the place was known as Dry Diggin’s, which signified the miners’ manner to put the dry soil in cartloads and later wash them out with running water for the gold to appear;

      As for the multi-family houses, this number would depend on the type of ADU that is wanted and on the number of dwelling units that are already filled. In the case of multi-family buildings, it might be harder to get a permit, but not impossible.

      Setbacks and Parking Requirements

      Let us start first with the setback requirements and zoning designation: the minimum setbacks for the detached and attached ADUs would be four square feet from the side and rear property line. A zoning designation, such as the rear yard setback, is not required for a one-story ADU, but it should be at least 60 feet away from the front property line.

      When making other types, such as conversion and junior ones, these restrictions are not demanded, but please, do not forget about fire safety.

      Talking about parking: the only types of ADU that may need to provide parking are detached and attached ones, and the needed amount is one per each. For others, there is no law for additional parking required.

      Prefab ADU Construction

      Another important thing about making an ADU that you should know is called prefabricated construction, which basically means that a certain constructor will bring to you all of the needed materials and make in advance parts of the future house.       • The pricing is not as high as you would think: again, it all depends on the type and the size of ADU, but in general, we would say that the price would start from 300 dollars.

      ADU Housing

      In the states, ADU housing is quite a widespread method of expanding your already existing living area without going through the burden of buying very expensive second houses.

      Summing all other previous stuff up, we would say that ADU housing is a relatively cheap and fast way of getting an additional rental income, an additional space for your relatives to live, or a guest house in case some friends would stay over.

      What are JADUs?

      Junior Accessory Dwelling Units are the type of ADUs that are made in an already existing space of your houses, such as the garage or a studio. The only difference from the conversion types of ADUs is that they have some restrictions: the size should be no bigger than 500 square feet, and easy access to the utilities of the primary dwelling should be present.

      Also, some cities and states allow you not to pay for the utility or related connection fee/capacity charge for such extensions, but you should check your regulations and development standards to be sure. In addition, the property owner is obliged to live on the Property where JADU is built, and JADUs need the permit as much as the other types.
