Now let us take a look at some basic information about the law regulations present in Placerville that can influence your ADU plan and project. Please read them carefully so that no future misunderstanding and whole reconstruction of your ADU would appear, as many factors can play a role in that.
Generally speaking, you can place an ADU if residential uses are allowed for your Property. In addition, a single-family house or a multi-family building should be placed on the Property for you to have a right to make an ADU there.
No minimum lot size amount is not present in the laws for any zoning district, so here you have nothing to worry about. However, note that the maximum square footage of your new ADU will vary in accordance with the type of ADU. As for the multi-family houses, this number would depend on the type of ADU that is wanted and on the number of dwelling units that are already filled. In the case of multi-family buildings, it might be harder to get a permit, but not impossible.
Let us start first with the setback requirements and zoning designation: the minimum setbacks for the detached and attached ADUs would be four square feet from the side and rear property line. A zoning designation, such as the rear yard setback, is not required for a one-story ADU, but it should be at least 60 feet away from the front property line.
When making other types, such as conversion and junior ones, these restrictions are not demanded, but please, do not forget about fire safety.
Talking about parking: the only types of ADU that may need to provide parking are detached and attached ones, and the needed amount is one per each. For others, there is no law for additional parking required.
Another important thing about making an ADU that you should know is called prefabricated construction, which basically means that a certain constructor will bring to you all of the needed materials and make in advance parts of the future house. Junior Accessory Dwelling Units are the type of ADUs that are made in an already existing space of your houses, such as the garage or a studio. The only difference from the conversion types of ADUs is that they have some restrictions: the size should be no bigger than 500 square feet, and easy access to the utilities of the primary dwelling should be present.
Also, some cities and states allow you not to pay for the utility or related connection fee/capacity charge for such extensions, but you should check your regulations and development standards to be sure. In addition, the property owner is obliged to live on the Property where JADU is built, and JADUs need the permit as much as the other types.
