An ADU unit must be in a certain distance from the property line or comply with zoning designation’s setback requirements). One story ADUs have a front property line setback of 60 feet minimum and no side or rear yard setback. Two story attached and detached ADUs have setback requirements of 4 feet away from side and rear lot line.
      • If the primary home has no fire sprinkler requirements, then ADUs are not obliged to have any fire safety measures.
      • There are many design guidelines applicable to ADUs. They must have universal access design features. If there are additional details like ADU unit balcony or open stair landing, the maximum height for them is 3 feet. Applicable design guidelines state that ADU should be matching in exterior materials to the single-family or multi-family primary dwelling and surrounding neighborhood when necessary.
      • RD zones must have all the utility connections, otherwise only water services are necessary.
