ADU Building Elk Grove

Before you can construct an ADU, check whether the accessory dwelling unit meets all the legal requirements or not.

Your property must be approved for residential living and have a primary single-family or multifamily housing unit on it. ADU can be placed on agricultural/residential zoning districts. The accessory dwelling unit must be constructed according to the existing structure and zoning designation of the property.

The minimum required size of an existing single-family dwelling, or existing multifamily residential is not regulated anyhow. It means your lot can be any of any dimensions. However, the maximum amount of detached accessory dwelling units you can have on one lot is two.

An accessory dwelling unit should be following criteria of the same style, materials, and color scheme as your main house and existing accessory structure.

The minimum size of one accessory dwelling unit is 150 square feet. The maximum size of the attached ADU must not be bigger than 50% of the total size of the primary dwelling unit and must be placed inside the building envelope. The maximum total floor areas of the detached unit are 1200 square feet.

The maximum height of the detached ADUs cannot exceed sixteen feet. The attached ones must be either of the same dimensions as the primary living unit or smaller.

There are no building standards concerning street parking permits for the accessory dwelling unit. It means you can have additional parking spaces if you want to, but it is not a must.
