    The accessory dwelling unit is a very elegant way out of the difficulties caused by the lack of living space.     But first, to build an accessory dwelling unit in the Sacramento area, you need to know all the laws and understand which applicable building permit you need to apply for the new construction of dwelling units in the state.

    Restrictions on the lot size

    Local authorities of the City of Folsom, CA, do not set any restrictions on the size of your property, it can be of any shape and size, and you have the right to get building accessory dwelling units to permit. Therefore, you do not have to think about whether the minimum meets the requirements.

    The permitted area of your ADU

    The allowed size of your accessory dwelling unit depends on the type of accessory dwelling unit that complies with your needs. This means that the size of detached  ADUs with a separate entrance to your property will be different from the allowed size of the attached ADU. We will tell you more about the types of ADU below.

    Minimum of setbacks

    Your accessory dwelling units should be built at least four feet away from the side and front property line of your residential property. There are also rear yard setbacks that you should not forget about. So take care of both side and rear setbacks. Those required front yard setbacks and rear yard setbacks are very important, as they will only improve your security. It does not apply to a junior accessory dwelling unit, but a transformed ADU must be moved some distance away from your living area. Moreover, make side and rear setbacks; all this will ensure fire safety and protect your detached ADU.

    Permitted places

    If you have a territory that allows you to build a new building in addition to the main building and you have a single-family house, then you will have no problems obtaining a building permit. It is also possible to build an accessory dwelling unit for owners of apartments in houses for many families, such as a triplex. However, be careful; you will have to pay the historic district commission if your ADU is located in a historic district.

    The maximum number of ADU

    Parking requirements
