There are many cases in our lives when the amount of existing space that we have in our house simply becomes not enough! If you reached that point, an ADU house might be the option for you!
Accessory Dwelling Unit or ADU (also called granny flats) is an expansion of your own primary dwelling that can be placed on the Property of your land. ADU can be in the form of an attached piece of Property to your main dwelling or a separate accessory structure situated on your land.
As the price of buying an additional piece of land or a whole new single-family residence/property is increasing every day, ADUs are now very popular in the states. This is due to the reason that the urbanization and population growth processes never stop, which means that many offers are made for one piece of Property, and the owners feel confident in raising up the cost.
Because of that, we would say that Accessory Dwelling Units are the perfect choice for those that do not want to spend a ridiculously big amount of money on the new Property but still need to expand their living area somehow.
We do not want to say that Accessory Dwelling Unit is flawless; no, it still has its own disadvantages, such as state law regulations that can differ in various states, about which anyone who would want to make a granny flat needs to be careful. But in general, ADU is more profitable than other possible options of expanding the Property.
In this article, we will try to cover all of the needed information regarding making Accessory Dwelling Units, law regulations included. ADU builders can help you navigate through the process and ensure a successful ADU project.
You may decide to have a baby, a few of them, or move your elderly parents with you so that you can look after them. No matter the reason, building an ADU is an excellent and wise choice for anyone.
We understand that a simple need to build an Additional Dwelling Unit is not enough to make your dreams come true; a contractor and a design are also needed.

In this section, we would like to discuss some peculiarities of Accessory Dwelling Units’ construction, such as the types of ADUs and their advantages. This way, we believe that you would be able to make a final decision on whether or not you need to make an ADU.
There are four general types of Accessory Dwelling Units that you can make, such as:
Note that for the two last types, you would want the color board to be harmonious with the already existing residence’ one. In addition, they do not require a separate utility connection, as the first ones that do.
There is quite a number of advantages that an ADU, be it a detached ADU or any other type, has, and after reading this part, you will understand why we and our clients are so satisfied with ADUs.
We believe that choosing A+ Construction and Remodeling team for your ADU project would be a decision you will not regret: with our services and 20 years of experience, we definitely know a thing or two about construction and the ways to approach it and work with clients.
Moreover, there is no chance that Placerville and California’s highly competitive construction market would let us work if we were not providing all the necessary services to our clients!
So, what exactly can you expect from us?
Initially, it was a mining town known as Hangtown. Its names changed several times until it was officially named Placerville in 1854. It was also known as Old Dry Diggins. The place has a gently preserved historic district in the center. There was a gold mining camp here and a railway station. The climate of Placerville is not too hot in comparison with the other cities and towns of Sacramento. The winters are cool and wet, while the summers are dry and hot. There’s no trouble with transportation — two highways lead to Placerville connecting it with the areas of Sierra Nevada foothills.
It’s one of the most charming towns established in the times of the gold rush. Golf was found in the hills and in the river beds. Unfortunately, everything connected with the gold mining in significant amounts results in criminal events. Fortunately, justice was restored long ago, and, at present, Placerville is among the safest place in Sacramento, California. The place neighbors with the Capital of Sacramento and El Dorado City with its magnificent Lake Tahoe. There are attractions and places of interest obligatory for visiting.
Regardless of the tragic, diverse, and unpredictable past, Placerville still stays a zone of attraction for new residents. It cherishes its history and offers a very convenient dwelling with a properly developed infrastructure.
If you consider yourself a wine connoisseur, such places as Boeger Winery, Lava Cap Winery, David Girard Vineyards, and Miraflores Winery will have something to please you with. These are nice places where you can have a picnic, go on a wine tasting event, have an excursion, look at the process of the best wine materials in the state.
Get to the center of Placerville to see its focal point situated in the historic district. It’s the Bell Tower of Placerville. The tower itself dates back to the years of the gold rush, and it’s preserved in its original state. Sometimes, the local authorities decorate the tower, depending on the event or a celebration.
Visit Boa Vista Orchards to taste the best cider in California and taste their delicious snacks. The heaviest crowds get here in November in October, but we still consider this place a MUST for visiting with family and friends. Of course, it’s not only about apples. The place offers delicious meals, BBQ, and numerous treats. Besides, you’ll also get a chance to see how blackberries, apricots, pears, and peaches are grown.
The Farm Table Restaurant. The place offers meals based on the products of the local farmers. It’s typical American cuisine with mouthwatering desserts and homemade quality dishes. Those who stick to vegan dishes and gluten-free products will be pleasantly surprised by the variety.
Bricks Eats & Drinks. Another cozy diner where you can order a top-notch steak with a glass of craft beer. There are also burgers, French fries, and dishes with shrimps. The place is situated in a historic building, and its name is directly connected with the design of the brick walls.
Sweetie Pie’s. It’s a regular daytime café where you can have a meal with your kids and enjoy classic brunches, lunches, and breakfasts. There’s a wide choice of pastry and a coffee bar.
Bene Ristorante Italiano. Needless to say that the place offers mainly Italian dishes. Almost every local has his favorite dish here. Taste their affogato, and you’ll have to get back here again and again. The service is impeccable, and the selection of wine and beer should be suitable for anyone.
Now let us take a look at some basic information about the law regulations present in Placerville that can influence your ADU plan and project. Please read them carefully so that no future misunderstanding and whole reconstruction of your ADU would appear, as many factors can play a role in that.
Generally speaking, you can place an ADU if residential uses are allowed for your Property. In addition, a single-family house or a multi-family building should be placed on the Property for you to have a right to make an ADU there.
No minimum lot size amount is not present in the laws for any zoning district, so here you have nothing to worry about. However, note that the maximum square footage of your new ADU will vary in accordance with the type of ADU. Logically enough, detached ADUs will have a bigger maximum size allowed in comparison with an attached ADU.
As for the height of your future extension, one-story is the general one that you reach as a minimum requirement. Maximum height is not found in the laws.
Talking about the common types of properties that are used for making an ADU – single-family homes – the maximum number of ADUs you can have would be one per one parcel, but again, it also depends on the size of your territory and the types of ADUs you would want to create.
As for the multi-family houses, this number would depend on the type of ADU that is wanted and on the number of dwelling units that are already filled. In the case of multi-family buildings, it might be harder to get a permit, but not impossible.
Let us start first with the setback requirements and zoning designation: the minimum setbacks for the detached and attached ADUs would be four square feet from the side and rear property line. A zoning designation, such as the rear yard setback, is not required for a one-story ADU, but it should be at least 60 feet away from the front property line.
When making other types, such as conversion and junior ones, these restrictions are not demanded, but please, do not forget about fire safety.
Talking about parking: the only types of ADU that may need to provide parking are detached and attached ones, and the needed amount is one per each. For others, there is no law for additional parking required.
Another important thing about making an ADU that you should know is called prefabricated construction, which basically means that a certain constructor will bring to you all of the needed materials and make in advance parts of the future house. After that, the A+ team will simply connect the pieces together.
Prefab construction is quite a popular method these days, as it has a great number of advantages both for our team and for you, as our client:
In the states, ADU housing is quite a widespread method of expanding your already existing living area without going through the burden of buying very expensive second houses.
Summing all other previous stuff up, we would say that ADU housing is a relatively cheap and fast way of getting an additional rental income, an additional space for your relatives to live, or a guest house in case some friends would stay over.
Building an ADU and getting a permit is not as hard as you might think, and we would totally recommend you this option if you decide to expand your primary residence.
Junior Accessory Dwelling Units are the type of ADUs that are made in an already existing space of your houses, such as the garage or a studio. The only difference from the conversion types of ADUs is that they have some restrictions: the size should be no bigger than 500 square feet, and easy access to the utilities of the primary dwelling should be present.
Also, some cities and states allow you not to pay for the utility or related connection fee/capacity charge for such extensions, but you should check your regulations and development standards to be sure. In addition, the property owner is obliged to live on the Property where JADU is built, and JADUs need the permit as much as the other types.
Here is a list of some advantages that you may gain by creating an ADU:
There are plenty of functions that your ADU can carry out. For example, it can be a guest house, a rental house, a place for your elderly parents to live, or simple storage for some unnecessary things (if you have a lot of them).
You can make whatever you want out of your ADU, even a recording studio or a personal space for your kids to be in. However, an Accessory Dwelling Unit Permit application is also required here.
